Access Statement for Bodhi house

Introduction

We offer a warm and informal welcome and endeavour to cater for the needs of all our guests. We have 3 rooms on two floors, all with en- suite facilities and offering single, double or superking sized beds. A travel cot is available on request and a family room can be arranged. We offer a wide range of breakfast choices made with fresh local/organic produce wherever possible. All diets can be catered for.

Pre-Arrival

• Our web address is www.bodhihouse.co.uk. We can be contacted via phone, email or mail.
• We are located 1.2 miles from the Roman Baths as the crow flies. This is an easy downhill stroll of not more than 30 minutes. We are usually available to transport guests to the centre at 10.30am and return at 5pm which takes just a few minutes. If you prefer, the number 14 bus stops at the end of Englishcombe Lane on Bloomfield Road, 2 minutes' walk away. This is a frequent service and there is a bench to sit at while you wait. Taxis are readily available and can be arranged.
• We offer transport, free of charge to and from Bath's rail and coach stations.
• There are steps up from the road to the front of our property. These are shallow rising and built according to current regulations. No handrail was required but this is due to be added in 2009.
• We have a choice of pubs, cafes, restaurants and local shops within 10 minutes' walk from Bodhi House.

Arrival & Car Parking Facilities

• Parking is unrestricted at the front of the property. It is easiest to unload from the front on and guests are requested to always come to the front door on arrival.
• We have off-road car parking spaces for up to 6 vehicles. Car parking is at the rear and has a gravel surface. It is possible to access parked cars at the rear at any time. Parking is reasonably well lit but improvements are due in 2009.
• We assist guests with luggage and parking if required.
• There is a hanging sign at the front of the house clearly visible from Englishcombe Lane.
• The 18 steps at the front are made of stone and lit at night. They are approximately 2 metres wide and shallow rising, built to current regulations. Although no handrail was specified in the regulations this will be added in 2009 and will be on both sides.
• The gravel path to the front door is approximately 2 metres wide and level.

Main Entrance, Reception & Ticketing Area

• The front door has a push bell.
• There is a step up at the front entrance of approximately 10 centimetres.
• There is a mat at the front door and the well-lit, level hallway is of natural stone.
• The hallway is quite narrow at 91 centimetres, and guests are invited into the breakfast room, where seating is available, for check-in.
• Guests are provided with keys to their room and the front door on arrival. Guests can then come and go as they please.
• The stairways to first and second floors are carpeted and have solid wood handrails.
• The landing is oak flooring and level.

Public Areas - Hall, Stairs, Landing, Corridors etc

• Our corridors 91cm wide
• Corridors have neutral colours and are well lit throughout.
• The flooring throughout the Ground Floor is natural stone.
• There are stairs from the ground floor to the first floor and again from the first floor to the second. Both staircases are identical and carpeted. There are 16 stairs in each staircase. They each have two turns and have a solid wooden handrail all the way up. The stairs are 91cm wide, 24cm deep, and 19cm high.
• There is a guests' cloakroom with WC, washbasin and mirror just inside the front door.

Public Areas - Sitting room, lounges, lobbies etc

• There are no public areas as such but the breakfast room with sofa is for guests' exclusive use and is open at all times.
• Guests have unrestricted access to the front garden with seating areas.

Public WCs

• The public WC is just inside the front door opposite the breakfast room.
• The floor is level with the corridor which is, in turn, level with the breakfast room, and of the same natural stone.
• The basin has lever tap and thermostatic mixer.

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

• The dining room is well lit with natural stone flooring.
• There are three tables with up to 4 chairs at each table. They are arranged around the room.
• Tables are approximately 80 cm x 135 cm when fully extended. They are 74 cm high with an under space of 64 cm.
• Furniture is flexible and can be moved to suit.
• Bodhi House is non-smoking throughout.
• We usually play soft classical music during breakfast, but this can be turned off on request.
• The public WC is on the opposite side of the hallway to the breakfast room.

Laundry

• We have no laundry but small amounts of washing are possible during a guest's stay on request. An iron and ironong board is available on request.

Bedrooms & Sleeping Areas

• The bedrooms at Bodhi House are unsuitable for wheelchair users.
• There are 3 bedrooms. One on the second floor and 2 on the first floor.
• Second floor bedroom (Guest 3)
• Large superking(6') bedroom with en-suite facilities
• Door widths 73cm
• Ample space at sides of the bed.
• Furniture is moveable upon request
• Beds are 61cm high at mattress height
• Flat screen television with remote control and built-in DVD player
• Refreshment tray with kettle, mugs, saucers, tea, coffee, sugar, milk & Marshfield farm shortbreads/flapjack
• Comfortable "nursing" chair plus one upright wooden chair provided in the room. In addition there is a hanging rail, chest of drawers, bedside table & a luggage rack available.
• There is an en-suite shower room with stone tiled floor.
• Fitted short pile carpet on the floor.
• Two large Velux windows with blackout blinds.
• This room is ideal for those wanting extra beds in the room and can accommodate up to two full sized single beds, one on each side of the double.

FIRST FLOOR BEDROOM (Guest 1)
• Double bedroom with en-suite facilities.
• From the main stairs there is a landing to the first floor bedrooms. This corridor is 92cm wide and has oak flooring.
• Door widths 73cm
• At least 66cm routes within bedroom e.g.: to the sides of the bed
• Furniture is moveable upon request
• Bed is 56cm high at mattress height
• Flat screen television with remote control and built-in DVD player
• Refreshment tray with kettle, mugs, saucers, tea, coffee, sugar, milk & locally made shortbreads/flapjack
• Two upholstered chairs are provided in the room. In addition there is a large pine wardrobe, occasional table and 2 bedside tables.
• There is an en-suite shower room with walk-in shower and marble tiled floor.
• Oak flooring throughout bedroom with one non slip rug.
• French doors onto balcony with full length, interlined curtains. Window with interlined Roman blind.

FIRST FLOOR BEDROOM (Guest 2)
• Twin/superking bedroom with en-suite facilities.
• Entrance at top of staircase.
• Door widths 73cm.
• At least 80cm routes within bedroom e.g.: to the sides of the bed(s).
• Furniture is moveable upon request.
• Bed is 63cm high at mattress height .
• Flat screen television with remote control and built-in DVD player.
• Refreshment tray with kettle, mugs, saucers, tea, coffee, sugar, milk & locally made shortbreads/flapjack
• One comfortable "nursing" chair is provided in the room. In addition there is a small fitted wardrobe, 2 occasional tables and 2 bedside tables.
• There is an en-suite shower room with walk-in shower and marble tiled floor.
• Oak flooring throughout bedroom with one non slip rug.
• Window with full length, interlined curtains.

Bathroom, Shower-room & WC [Ensuite or Shared]

• All shower rooms are en-suite with WC and basin.
• In Guest 3 the shower room is accessed via a doorway of width 65 cm with basin immediately in front, shower to the right and WC to the left.
• The shower is a cubicle 90cm x 90cm with side opening door which pulls open. The actual entry is 65cm.
• The shower tray is a depth of 5 cm and has a step of this height to enter.
• The shower is operated by controls at the right of the cubicle on entry.
• The basin is flat fronted with space beneath.
• The floor is stone tiled throughout.

• In Guest 1, shower room is accessed via a doorway, to the left of the bed, of width 71 cm.
• The shower, in front when you enter, is a fitted walk-in shower overall dimensions 147cm x 85cm, actual showering area of 90cm x 85cm.
• The shower is operated by controls in front as you enter the area, height 126cm, with showering area to the right.
• There is a wooden non-slip mat in the drying area.
• The basin is curved fronted on the right as you enter the shower room. There is space beneath.
• The WC is on the right when you enter the room.
• The floor is marble tiled throughout.

• In Guest 2, shower room is accessed via a doorway, on the right on entry to the room, of width 71 cm.
• The shower, in front when you enter, is a walk-in shower overall dimensions 175cm x 87cm, actual showering area of 117cm x 87cm.
• The shower is operated by controls in front as you enter the area, height 96cm, with showering area to the left.
• There is a wooden non-slip mat in the drying area.
• The basin is curved fronted on the left as you enter the shower room. There is space beneath.
• The WC is on the left when you enter the room.
• The floor is marble tiled throughout.

Grounds and Gardens

• The front garden is open to guests at all times.
• There are three seating areas, two tables with four chairs each, one curved stone bench.
• The garden is lawned to two sides with gravel pathway between.
• The front seating area, which provides the best views, is surrounded on three sides by flower beds planted in English cottage style. These are scented in Summer.
• The two areas with tables and chairs are stone patios.

Additional Information

• In event of fire all guests should evacuate to front. All floors and bedrooms have smoke alarms.
• In event of fire emergency lighting will illuminate the main stairway.
• Guest 3 has a second exit, fire escape, which leads to alternative staircases in the event of fire on the staircase.
• Bodhi House is non-smoking throughout, inlcuding balcony. Guests are welcome to smoke in the front garden at any of the seated areas, and ashtrays will be provided.
• Mobile reception is good from all areas.
• There is a fridge in the breakfast room from which guests can obtain fresh milk if required, and guests are welcome to use fridge at any time.
• Our telephone number is displayed in all rooms and guests are invited to call us for attention at any time should they need to.
